A Lake House Built Around Its View

The Project

High on a bluff above Lake Buchanan sits a new custom home with one organizing idea: the view comes first. ESO Architecture + Design drew a house where the main living spaces face the water and glass does most of the work the walls would normally do.

Old Soul delivered the window and door package on this build: the black frame picture windows, the corner windows, the sliding glass doors, and the transom rows above them. This page is a room by room look at that glass and what it does for the house.

The Design

ESO Architecture + Design named this project Elevated + Grounded, and their project page says the residence is "designed to feel both elevated and grounded in its surroundings." Lifted above the hillside for the long views across the water, settled into the limestone at its base. When that is the goal, windows are not a finish detail. They are the design.

The Glass

Most of the lake side is glass. Picture windows run floor to ceiling in the living room, and the black frames read like thin pencil lines around the water instead of a wall with openings cut into it. In the breakfast nook, corner windows meet with almost nothing between them, so the corner of the room simply is not there. Transom rows carry daylight up the tall walls and keep light moving deep into the house all day.

Set against the expansive landscape of Lake Buchanan, this 2,800 square foot residence lives and breathes through its glass. Sliding glass doors open the kitchen straight to the lake breeze, and with the panels pulled back the room and the outdoors act like one space. That is the quiet job of a good window and door package: light where you want it, weather where it belongs, and nothing between you and the view.
